Edamah, the real estate arm of Bahrain's sovereign wealth fund Mumtalakat, signed Minor Hotels in 2021 to operate two hotels at Bilaj Al Jazayer: a four-star Avani and a five-star Tivoli. They are Minor Hotels' first properties in Bahrain and sit along the main boulevard of the waterfront masterplan.

Each hotel was announced with 110 keys, and the two share a beach club. The Avani is planned with rooms and suites, an all-day restaurant, an Avani Pantry, a pool and pool bar, a gym and meeting space. The Tivoli is planned with two restaurants, two bars, a café, a pool, a gym and spa facilities.

Cebarco was appointed main contractor in 2024 for the hotels and the branded residences that sit alongside them, including Tivoli Residences. Construction reports targeted completion in 2026, after an earlier 2024 target set at signing. No opening date had been publicly confirmed by October 2026.

Once open, the resorts will sit close to the Bahrain Surf Park, the public Jazaer beach, the Jumeirah resort and Bahrain International Circuit, making this stretch of the south-west coast one of the main leisure areas on the island. Check official announcements for any change in timing.
